effectively market a home, and we have a great photographer. We encourage twilight photography. A little more expensive (on us, our dime), however, worth it, in our opinion. As mentioned, our client was extremely happy.....

Another favorite sale, mainly because we enjoy helping clients, and this client was so appreciative of our help. We often prepare a seller's home with a budget in mind. We try to utilize and work with what they have, and often it is as simple as rearranging (and removing) furniture, and other simple tasks that can make a significant impact. With much of the highlight of this home being the view, we focused on, and staged the backyard. We provided the outdoor furniture and did some landscaping in the front & back.  Again, great home preparation, great photography and marketing = Great Results.  Below is from our happy client.....

 

 

 

"To choose a real estate agent is no easy task.  However, I chose Scott & Cindy because of Scott’s energy, knowledge of the local area, and service to our community. I initially met Scott when I had a heavy metal mailbox get hit by a car. I posted on NextDoor that I needed help. He quickly replied that he could fix it. He and his brother spent two days and plenty of hours getting the right materials for the job. He didn’t charge me a dime.  So, I knew that he was a can-do person from that initial meeting. "We consider Scott "Our Hero." He came referred to us, and we are so glad he did. His advice (and help) on how to best prepare our home was so right on. Nothing major, just simple things. He worked with what we had, suggested a few minor improvements, and what a difference it made from a showing perspective. He even came over and helped clean our pool on picture day. And his photography, and marketing - incredible. We wanted to buy our house all over again (except we were moving to Texas).

 

We were hoping to retire, yet not sure it was the right time. Scott came over and we immediately knew, if we put our home up for sale, he was going to be our realtor.  He shared with us what he thought our home could sell for. We were excited but also did not want to get our hopes up too high. And wow, did Scott deliver. We had many offers, and the way he navigated and negotiated each one was impressive. His review of them with us was so understandable, and his guidance made so much sense. We ended up getting $100,000 over our price! Our home did not appraise, however, Scott was able to negotiate in a way where we did not have to reduce the original offer price. It was truly impressive.

This was a gratifying sale in that we significantly over-delivered on the expectations of the sellers. They had a realtor-friend who they almost chose to sell their home. I'd met them years ago while they were walking their new puppy, and they decided to interview Scott & Cindy, prior to choosing their friend.

 

It is often said to us that we are not your typical realtors. We're told that it is rare for a realtor to provide the level of service that we do in preparing a home for sale. It is often that we roll up our sleeves and do much of the work ourselves. As was the case with this sale. The interior shot (shown) is one of my favorite shots of this property. Prior to this shot, the home was a bit cluttered and the area under the stairs had bookshelves that were full of books. I asked if I could move the bookshelves and books into the garage, and rearrange some of their furniture. They said - please do what ever you believe to be best. We also staged the backyard. As a result - we got some great shots, multiple offers the first weekend, and closed significantly over the asking price, far exceeding expectations.

This was a favorite sale because of what we are were able to accomplish for the sellers. The first day their home went on the market, they found their dream replacement home - and they had to have it! We strategized, and quickly negotiated a win price with one of our stronger offers. We then were able to negotiate a significantly discounted price (equal to the discount we gave on their home being sold), and we were contingent on the sale of their home. This was extremely difficult to do within our recent market, and we were so happy to be able to pull this off for one of our favorite clients.

First, I was very impressed when Scott came over to work on my lawn! That was not something he had to do, however, (to me) it spoke volumes!  99% of real estate agents would see that as being below their pay grade. Not Scott. It showed that he truly wanted to prepare my home in a way that would make it show better, and maximize the sale price. And it did not stop there. Ruth Elaine Drive, Rossmoor, Los Alimitos

This was one of our most challenging sales, and also one of our most gratifying. We were the third realtor called in to sell this home (after the previous two failed). It was significantly over-priced and instead of lowering the price, the seller just kept burning through realtors, looking for the realtor who could get it done. The seller also had a brand new 30 year solar lease, adding to the challenge. We believe the previous realtors (based on their marketing and efforts) believed it to be too over-priced and therefor put little effort and expense/investment into the sale. Not us. We were up to the challenge.

 

We went all-in, suggested a few minor changes to the interior decor, and marketed the home as we would any other. However, even with that, and the price being too high, activity was low and we didn't receive any offers within a reasonable timeframe. We needed to do more. 

 

Rossmoor is a coveted community of 5,000 homes. Most of the homes are two-story, and this one being a single story, we thought we'd do a marketing campaign targeting two-story home-owners who needed to right-size into a single-story, and who wanted to stay within Rossmoor. We put together a marketing piece with that message and mailed it all of the two-story homes. And, it worked. We found the exact buyer we were targeting - a two-story homeowner who lived within Rossmoor, who wanted a single-storied home, and to stay within Rossmoor.

Not many relators would have thought of, and executed this strategy.

This client is a friend of my moms. As with any referral, you want to over deliver for both the client, and for the person who referred you (as they are putting their trust in you doing a great job for their friend). We helped prepare the home for sale (I rolled up my sleeves and staged the backyard myself), followed with great marketing, resulting in another sale that exceeded expectations. Thanks mom.

Sail House, Corona Del Mar

"We hired Scott & Cindy to sell our higher-end home, however, did not listen to their advice on how to prepare and stage it. The home had worn carpet and taste-specific (as they put it) colored accent walls that didn't show well. We thought the new owners would want to pick their own flooring and paint colors, and showing it as it was wouldn't negatively impact the sale. After weeks of no offers, Scott again suggested the changes. We decided to listen, and we are very glad we did. We replaced the carpet, painted the accent walls, as originally suggested, and sold the following weekend. Scott & Cindy truly know what they're doing when it comes to preparing and selling a home. We were able to recoup our staging investment and then some. Thank you Scott & Cindy for a job well done.
